Terms and Conditions
1. Prices
Prices are expressed in Euros unless otherwise stated. However, payment
can be made in other currencies by individual arrangement. Once a booking
is made, our prices are not subject to any surcharges whatsoever.
2. Booking
A provisional booking can be made by telephone or e-mail. This will
be held for one week pending receipt of deposits and completed booking form.
The balance will be due 90 days before departure or immediately if a booking
is made within 90 days of departure. Upon receipt of the booking form
and 25 % deposit, we will e-mail you with our formal acceptance
of your booking. If the balance is not received 90 days before departure,
cancellation may be assumed with consequent loss of deposits.
3. Cancellation
If you wish to cancel your booking we must be informed in writing and
the following conditions will apply:
Cancellation over 90 days before departure - Loss of Deposit
Cancellation up to 90 days before departure - Loss of 100 % of Total Cost
In the unlikely event that we have to cancel your holiday through circumstances
beyond our control, we will make every endeavour to offer you suitable
alternatives if available. If the alternatives are not acceptable we will
refund all moneys paid.
4. Security Deposit
A security deposit of 1000 euros or such higher sum notified at the time
of booking will be due with the balance of the rental, in order to cover possible
deduction for damage, additional cleaning or any other ancillary costs.
Your security deposit will be returned as soon as it has been established that there are no deductions to be made, normally within two weeks of your departure. You are requested to replace minor breakages.
5. The Accommodation
The descriptions and information on our internet site have been made in
good faith and are not intended to mislead. It is possible that changes
in facilities may occur and we will endeavour to notify you of those of
which we are aware. On no account may the number of persons stated in
the description be exceeded without our prior agreement. Exceptionally,
however, it may be possible to allow extra beds at an additional charge.
Only those persons named in the booking form shall be allowed to occupy
the property.
6. Complaints
If you have a complaint concerning the property you should contact us
and we will make every effort to obtain satisfaction. If you have not
contacted us within 24 hours of your arrival we shall assume that you
have accepted your accommodation in the condition you found it and no
subsequent claim for compensation shall be entertained.
7. Arrival and Departure
Unless prior agreement has been reached, you should occupy the property
between 5pm and 7pm on the day of arrival and vacate by 10am on day of
departure. Household staff will require access from 9am for the purpose
of removing household linen and to check on the state of the property.
8. Responsibility
You are responsible for maintaining the property, furniture, furnishings,
fittings and equipment in the same position and in the same state as you
found them upon arrival. A cleaning service by two household staff is
provided every Saturday, on which day the bed linen and towels are changed.
If you require the services of a maid and cook, please let us know as
early as possible. We cannot, however, assume responsibility for any agreements
regarding pay and duties required made between you and any persons made
available to you.
Occupants are responible for any loss or damage occasioned to any of the
items made available as part of the tenancy. If the cost of repair or
replacement exceeds the amount of the security deposit paid, the tenant
shall remain liable for the difference between the security deposit and
the total cost of repair.
The tenant is responsible, as a reasonable person, for ensuring the appropriate
behaviour of all guests, that items put at the guests' disposal are respected
and for any person entering the grounds at the invitation of the tenant
or members of his or her party.
The owners cannot be held responsible for:
- loss or theft of property belonging to the tenant or to people under
his or her responsibility
- death or injury to the tenant or to people under his or her responsibility
- events outside our reasonable control e.g. acts of insurrection, industrial
disputes, war, fire, epidemics and other "force majeure" events,
nor do we accept responsibility for breakdown of public utilities, domestic
appliances, swimming pools, plumbing, pest invasion or other such happenings.
However, in the event of breakdown, the owners undertake to take all possible
measures to re-establish full enjoyment of the services in question.
9. Hazards
The swimming pool, the fishing lake and stream, the golf and surrounding
area are among the facilities granted to the tenant at his or her own
risk. Children must always be accompanied by responible adults when enjoying
such facilities.
10. Insurance
It is strongly recommended that all clients take out holiday insurance,
for their own protection and security, to provide against normal holiday
risks and cancellation.
